One part of Honolulu saw prices jump as listings fell

By Marlene Alesna

The Federal Housing Finance Agency reported U.S. house prices rose 2.6% from July 2025 to July 2026. In ZIP 96813, the Real Estate Data Aggregator counted a 25.9% price jump in the same period. That is nearly ten times the national pace. If you own in 96813, that gap is worth knowing before you price anything.

The Real Estate Data Aggregator put the median sale price in 96813 at $777,500 for the three months ending August 31, 2026. A year earlier it was lower. Fewer homes for sale helped push it up. The Real Estate Data Aggregator counted 171 homes for sale, down 14.1% from the same months of 2025. Fewer choices for buyers can support seller pricing. It does not guarantee it.

More homes sold even as fewer were available. The Real Estate Data Aggregator counted 70 homes sold in 96813, up 29.6% from a year earlier. Homes also moved a little faster. The median days on market was 84 days, 12 days shorter than the same period in 2025. Not every home sold quickly, but the direction moved toward sellers.

How 96813 compares with nearby ZIPs

Not every part of Honolulu tells the same story. ZIP 96814 saw a price rise too, but a much smaller one. The Real Estate Data Aggregator put the median sale price there at $803,750, up 6.5% from a year earlier. Inventory in 96814 moved the other way: homes for sale rose 27.2%. That gives buyers more room. In 96822, the median sale price fell 14% to $407,500, even as more homes sold.

The national picture adds context. Realtor.com reported that mortgage rates climbed above 7% for the first time since January 2025. At that level, monthly costs rise for buyers. CNBC reported that a monthly payment on a median-priced home took roughly 33% of a median family's income in 2025, up from 26% in 2022. Higher rates can slow buyers down. In 96813, demand held up anyway.

What the sale-to-list numbers say

The Real Estate Data Aggregator found that homes in 96813 sold for an average of 97.6% of their list price, up 0.4 points from a year earlier. That means sellers gave up a little less than before. About 14.3% of homes sold above list price, up 5 points from a year ago. That share is still a minority. Most homes sold at or below list. But the direction moved toward sellers.
