One part of Honolulu saw prices jump as supply got tighter

The biggest shift in Honolulu right now is in ZIP 96813. The Real Estate Data Aggregator counted a 25.9% rise in the median sale price there, to $777,500, for the three months ending August 31, 2026. At the same time, homes for sale fell 14.1%. Fewer choices, higher prices. That is the short version.

For owners in 96813, tighter supply points to stronger pricing power. For buyers, it means you are picking from a smaller pool. The Federal Housing Finance Agency put U.S. house prices up just 2.6% year over year. The 96813 number is ten times that.

The Real Estate Data Aggregator shows homes in 96813 sold in a median of 84 days. That is 12 days faster than the same period in 2025. More homes sold too: 70 closed, up 29.6% year over year. Supply fell, sales rose, and prices followed.

Not every home sold fast, and not every home beat its list price. The Real Estate Data Aggregator found that 14.3% of homes in 96813 sold above list price, up 5 points from a year before. That means most homes still sold at or below list. The average sale-to-list ratio was 97.6%, up just 0.4 points.

How 96813 compares with nearby ZIP codes

96814 and 96822 tell a different story. The Real Estate Data Aggregator counted a 6.5% price rise in 96814, to a median of $803,750. That is solid, but far below 96813's jump. In 96822, the median sale price actually fell 14% to $407,500. More homes sold there, but prices slid.

In 96814, new listings jumped 62.4% year over year, the Real Estate Data Aggregator found. More supply coming in kept prices from climbing fast. In 96813, new listings rose only 1.7%. That small trickle of new supply, against rising demand, is what pushed prices up.

The wider picture: rates are climbing

Mortgage rates are not helping buyers right now. CNBC reported the average 30-year fixed rate hit 7.49% as of October 7, 2026. Realtor.com reported rates climbed above 7% for the first time since January 2025. Higher rates mean higher monthly payments on the same price.

Nationally, Realtor.com reported that 20.8% of listings took a price cut in September 2026, the highest share since October 2022. Active listings topped 1.16 million homes nationally. Honolulu is not the national market, but those trends shape what buyers can afford here too.

The Federal Housing Finance Agency put U.S. house prices up 2.6% year over year. The 96813 jump of 25.9% stands well above that national pace. The 96822 drop of 14% sits well below it. This market is not one story. It is several, block by block.

What this means for you

If you own in 96813, the Real Estate Data Aggregator data shows pricing power grew over the past year. Supply fell, sales rose, and the median price climbed to $777,500. That does not mean every home will sell at that price. Your street matters.

If you own in 96822, the 14% price drop is worth watching. More homes sold, up 26.5% year over year, but at lower prices. The Real Estate Data Aggregator found months of supply fell 2.9 months there, so the market is not stalled. It is just softer on price.

In 96814, the Real Estate Data Aggregator counted 17.1% of homes going under contract within two weeks in 96813, and 19.2% in 96814. Most homes took longer. Patience and the right price still matter in all three ZIP codes.
