One part of Honolulu saw prices jump as supply tightened
The biggest number in this report is 25.9%. That is how much the median sale price rose in ZIP 96813. Supply fell at the same time. That combination matters for anyone who owns a home in that part of Honolulu.
The Real Estate Data Aggregator counted 171 homes for sale in ZIP 96813 in the three months ending August 31, 2026. That was down 14.1% from the same months a year before. Fewer choices for buyers often means stronger pricing for sellers. Not every home moved quickly, though. The median days on market was 84 days.
Homes are also selling closer to their asking price. The Real Estate Data Aggregator put the average sale-to-list ratio in ZIP 96813 at 97.6%, up 0.4 points from a year before. And 14.3% of homes sold above list price, up 5 points from a year before. That is a meaningful shift, even if most homes still sold below asking.
How ZIP 96813 compares with nearby ZIP codes
Not every part of Honolulu moved the same way. ZIP 96814 and ZIP 96822 tell different stories. Here is how all three looked in the three months ending August 31, 2026, according to the Real Estate Data Aggregator.
| 96813 | 96814 | 96822 | |
|---|---|---|---|
| Median sale price | $777,500 | $803,750 | $407,500 |
| Price change vs. year before | +25.9% | +6.5% | -14% |
| Homes for sale | 171 | 533 | 183 |
| Supply change vs. year before | -14.1% | +27.2% | -12% |
| Median days on market | 84 | 97 | 90 |
| Months of supply | 7.5 | 8.4 | 6.5 |
ZIP 96814 saw inventory climb 27.2% and prices rise a more modest 6.5%. More supply gives buyers more room. ZIP 96822 is a different picture again. The Real Estate Data Aggregator shows the median sale price there fell 14% from a year before, to $407,500. Days on market were 10 days longer than the year before. That is a real dip, and it is worth knowing which side of these lines your home sits on.
What the national picture adds
The Federal Housing Finance Agency reported that U.S. house prices rose 2.6% from July 2025 to July 2026. The 25.9% gain in ZIP 96813 is well above that national pace. That gap is worth noting for homeowners in that area.
Mortgage rates are also part of the picture. Realtor.com reported that rates climbed above 7% for the first time since January 2025. CNBC reported that Fannie Mae forecast the average 30-year fixed rate at 7.4% for the fourth quarter of 2026. Higher rates slow some buyers down. That is a real factor for anyone timing a sale or a purchase in Honolulu right now.
Nationally, Realtor.com reported that 20.8% of listings saw price cuts in September 2026, the highest share since October 2022. That is a national number, not a Honolulu number. But it shows the wider pressure buyers are feeling, and it helps explain why careful pricing still matters here.
What to watch in each ZIP code
In ZIP 96813, the Real Estate Data Aggregator counted 88 pending sales and 120 new listings in the three months ending August 31, 2026. Pending sales were down 8.3% from a year before, even as closed sales rose. That is a small caution worth watching. Supply is still tighter than a year ago, and 17.1% of homes went under contract within two weeks of listing.
In ZIP 96814, the Real Estate Data Aggregator counted 398 new listings, up 62.4% from a year before. Pending sales rose 11.2%. And 19.2% of homes went under contract within two weeks, up 3.7 points. More supply did not slow demand as much as you might expect.
In ZIP 96822, the Real Estate Data Aggregator counted 105 pending sales, up 14.1% from a year before. But only 8.1% of homes sold above list price, down 9.6 points. And the sale-to-list ratio slipped 0.2 points to 96.8%. Buyers there have a little more room to work with.
